This charming, exclusive apartment with all windows facing south overlooking wide canals, avoiding the frequent sense of claustrophobia one has in much Venetian accommodation.
Here you have the advantages of living in a historical listed building in true Venice with the use of a canoe for the unique experience of seeing Venice from the water.
The apartment is a new concept in flex- accommodation- rooms may be added or subtracted according to the size of your group and your budget
Venice- Cannaregio
We ourselves frequently live in the house which is furnished
accordingly. There are entirely three separate apartments which can be entirely
independent or used as a single entity for twelve persons. Each obviously has
its own bathrooms and kitchens. All have wide open views and large, bright
rooms. We are situated around the corner from TintorettoŽs house near the boats which
leave for Murano to the North and the CaŽ dŽOro on the Grand Canal to the south
.
Venice - Cannaregio - The Piano Nobile 
The main flat on the piano nobile has a long balcony, and a favourite occupational therapy for children in season, is eating cherries and seeing who can blow the stones furthest into the canal in front. We also provide buggies and cots.
The bedrooms:- have all been recently redecorated, and equipped with comfortable hand made beds with orthopaedic mattresses. Some have original hangings of Fortuny material, or William Morris wallpapers.
6 bedrooms - sleeps maximum of 10 people - 3 doubles, 2 twins, 1 single, 1 cot
Sitting rooms/areas:- are furnished with antiques or modern designer pieces. Kitchens are amply equipped for simple cooking
Bathroom 1:- Toilet, Bath with Shower, Shower Enclosure, Bidet.
Bathroom 2:- Toilet, Shower Enclosure.
Breakfast Kitchen:- Seating for 5 people. A breakfast kitchen equipped with fridge, freezer, hob, oven, crockery, plates and glasses for making a breakfast, light family soup- pasta- salad suppers, drinks for our living in guests- but not for conjuring up gastronomic creations for large numbers.
Dining room seats 10 persons.
Extensive Library. ISDN access, internet access. Garden, balcony.
Towels provided, telephone, central heating, linen provided
Children welcome, suitable for elderly or infirm, wheelchair inaccessible, pets not allowed.
Venice - Cannaregio - The Attic
We call this the honeymoon flat. It is wildly romantic because of
the splendid row of windows along the length of the south facade facing due
south over a crossroads of two canals , the Canale Santa Caterina and the Rio
diCaŽDolce
The attic is on the second floor of the listed gothic Palazzetto, up a staircase of 50 steps (there is no lift). Built in the mid fifteenth century this Palazzetto was a copy of the CaŽdŽOro by an admiring but less successful merchant than the merchant on the Grand Canal, this charming building is particularly well sited, with open views on all sides.
Bedrooms:- 1 double bed, 3 single beds. Beds are made for your arrival, and stripped when you leave. All linen and bath linen supplied.
Sitting/dining area:- ample open plan sitting /dining area with beams.
Long corridor with a hammock for relaxing ;.
Bathroom /WC;.
Kitchen:- galley kitchen and lots and lots of cupboard space.
Venice - Cannaregio - The Mezzanino
Bedroom:- 1 double room, two divan beds in the sitting room. Shower/WC.
Kitchen:- Kitchen well equipped with an original Venetian foger
Campiello:- a raised mezzanine- raised initially to avoid flooding has the added bonus of the windows finding themselves relatively low down.
Guests can sit in these cosy nooks and watch Venetian life go by on the quiet little square outside. A Le Corbusier chair for backs and tired feet is the ideal place to settle down and read after a long day traipsing round Venice .
The dolls house:- is on the raised ground floor of the listed gothic Palazzetto. Built in the mid fifteenth century as a copy of the CaŽdŽOro by an admiring but less successful merchant than the merchant on the Grand Canal, this charming building is particularly well sited, with open views on all sides.
The windows look straight over the Campiello and diagonally, south east, across the canal of Santa Caterina. The house, known as the dolls house after the collection of French dolls exhibited in the main room, enjoys a fresh breeze even on the hottest days because of the passageway which leads from the canal straight to the Fondamenta Nuova, through the Campiello. From the Fondamenta Nuova, ordinary public transport boats can be taken to visit the lagoon and the islands.
Accommodation is:- 70 square metres
and consists of an romantic old Venetian country kitchen/ dining room ( original
country fireplace, Miele appliances, fully equipped); Shower/ WC; large sitting
room with sofa bed; double bedroom, two single beds, closet .
Own entrance, independent boiler.
ROME PORTA METRONIA,

Standing high on the top of one of the seven hills of Rome- the Coelian- this unique villa occupies an unparalleled position.
The orchard surrounding the main house itself, known as the Villa Habsburg, is the only remaining private park within the ancient walls of Rome, and thus in the very heart of today's city. This has the added, if more mundane, advantage of there being space for one car per guest flat, behind guarded gates. The apartments , which are in the jasmine covered side wings of the main building, and on the second floor have been recently restored. Each can comfortably sleep two/four people. and each has its private garden.
Another flat on the in the central part of the main villa , with three terraces, has now been opened to keep up with demand. This one can sleep up to eight/ten people.
The East Tower Room
A third floor spacious room for two with incomparable views over the Palatine, Aventine, the baroque statues of St John Lateran, the Roman Baths of Caracalla, and the Appian Way; a bathroom and small ante room overlooking a terrace with breakfast making facilities. Basic bed and bath linen supplied, baby buggy and cot available. The Tower Room is generally used as an annexe guest suite bedroom for those on the piano nobile. It does not have its own cooking facilities beyond a kettle and 2 mugs to make coffee- as it is considered that guests will join the rest of their party downstairs for meals .
The West Tower
The West Tower suite is reached through the main door of the villa. with
access up the right hand side spiral staircase It is on the third floor, and
comprises a large double room with with arguably the most romantic view of Rome
out of windows facing south and west overlooking St PeterŽs, the Appian Way, the
Palatine and the Colosseum. and an ante room with a writing table . It has its
own shower and separate WC. We retain use of the small ironing room on the
landing of the suite. Basic bed and bath linen supplied baby buggy and cot
available

Parking:- private space for one car per flat see above included in the price.
Extras: own respective private gardens /balconies/ terraces with furniture for sitting out on warm evenings; possibility of walking in the park and orchard belonging to the main house, Possibility of picnics and playing games in the lower area of the garden by the Roman walls and of sitting to read in the ancient Roman guard rooms, part of the Aurelian Wall and the boundary of the orchard. Possibility of being met at the airport /station with a car on arrival and maid service by arrangement .Excursions in the vicinity: HadrianŽs villa, Ninfa, the Villa dŽEste can be organised. For rainy days: extensive libraries in all apartments.
Activities:- Summer months:- golf course nearby. Swimming:- we are near the beach at Ostia and two huge swimming pools. Full details of these and other attractions like street markets are supplied with the leaflet we send with your keys when you book.
Tariff's Venice:-
The larger apartment (piano nobile ) costs from 1,200 /1,500GBP per week for four persons- 2,000.GBP if there are five.- the smaller one (mezzanino) from 600 GBP a week. The attic costs from 750 GBP pw.
Prices include VAT, heating, utilities, linen and telephone calls within Venice.
We now have a nightly rate in the smaller apartments of 150/200GBP per night, minimum stay three nights.
These prices are based on four person occupancy
Tariff's Rome:-
The larger apartments cost between 1,100/2, 500.00 GBP per week depending on season and on how many guests there are,(4/8) and the smaller one from 650 GBP a week.
Prices include VAT, heating, utilities, linen and telephone calls within Rome.
The East Tower room a double bedroom suite but without cooking facilities for
more than breakfast costs from 500 GBP a week, 400 GBP for long weekends or if
used as an annexe to one of the other apartments We now have a nightly rate in
the East Tower of 100GBP per night, minimum stay three nights.
Depending on how bookings turn out, it is very often possible to give you a
few more days for the same price as a week. Short stays minimum 3 days and
longer stays maximum three months by arrangement.
Reductions of 20% from mid January to mid February, compatibly with
availability.
