Situated well back from a quiet lane, we offer the ideal spot for a peaceful and relaxing break or holiday.
After a day exploring Devon or Exmoor in whatever way you choose, you can come back to the pleasant open country-side making the most of the games paddock, relaxing alongside the pond or the stream or just meandering through the woodland.
Children will love the space and freedom. We have an adventure playground, tree houses and a wood to explore. We even have a rope swing across the stream where the adventurous can have fun. Just across the stream there is direct access to a Devon Wildlife Trust Nature Reserve, noted for it's Culmgrassland and Frittilary Butterlies and wild orchidsThe Cottages - The holiday cottages are 200 years old former farm buildings. They border a very pretty central courtyard garden where, if you feel like a little exercise you can try your hand at croquet.
All the self-catering cottages are maintained and prepared by ourselves and have many little 'personal touches' giving them a real home from home feel.
Beech Cottage (sleeps 6):-

Cottage provides
spacious accommodation for six, retaining many of the original barn features of
exposed beams and stonework. Upstairs there are three bedrooms: a double with
canopied bed and en-suite shower room, twin bedded room and a room with full
sized bunk beds.
There is also a separate family bathroom. Downstairs the large
lounge/diner is relaxing and comfortable with a wood effect burning stove for
cosy evenings. 
After a day exploring, what better way to finish than to sit under the canopy of passion flowers on your own patio and watch the sun go down
Bramble Cottage (sleeps 5+cot):-
Entering Bramble Cottage through a stable door gives you an idea of this pretty
cottage's history, it was a stable and forge. It is a very convenient cottage,
being on one level. It sleeps five people in a double room (with four poster
bed), a twin room and a single room. In the spacious bathroom there is a bath
with electric shower.
The light and airy lounge diner is complete with a wood effect burning stove. From the lounge there is access to a large enclosed garden overlooking the fields, where perhaps you'll spot the deer or buzzards.
Hazel Cottage 2 bedrooms sleeps 4 + cot
Hazel Cottage is a very pretty
cottage with 2 bedrooms. It sleeps four in a double room with a pretty four
poster bed and a twin bedded room. It is on one level and suitable with
assistance for wheelchair users having a ramped access. 
The large bathroom has a sit-bath with an overhead electric shower. The spacious open plan kitchen/lounge diner is attractively furnished, cosy and very comfortable. Hazel cottage is a "firm favourite" with our regular guests.
All cottages are equipped
with:- Washing machines, Tumble dryers, Microwaves, Fridge/Freezers,
Colour TV, Video recorders, and cots and highchairs if requested.
The car park:- is large and is adjacent to the entrance to the cottages. On the other side of the car park are the two paddocks. One is bordered by the stream and is for games, it also has the new BBQ area in it, and the other is our leisure paddock where you can sit next to the pond and relax in the country surroundings.
We sensitively manage our few acres of woodland and have a very pretty woodland walk with a quiz for the children. Come and spot the mushrooms and pixies!
About the area:- Rurally located but not isolated, we are only 30 minutes from Junction 27 of the M5 and close to the railway stations of Tiverton and Egggesford. The bustling market town of South Molton is just 15 minutes away and offers a range of shops, supermarkets, restaurants, teashops etc. It is the "antique centre" for North Devon and you can browse for many happy hours searching for that special item.
The villages of Witheridge and Chulmleigh, approximately 4 miles away have village stores, post offices and newsagents. Whilst further afield, the larger towns of Barnstaple, Tiverton and the City of Exeter are easily accessible. Locally, pubs, restaurants and cafes are numerous and offer a wide range of Devon fare at surprisingly reasonable prices.

SHORT BREAKS
Part weeks can be booked for a minimum of 3 nights. Short Breaks
can start on any day except Thursday or Friday and exclude bank holidays and
peak periods. The cost for a short breaks stay in any cottage is:

Bed linen (Duvets), excluding bedding for cots, is included in the hire charge.
All the beds are made up prior to your arrival. Towels are available for hire at
£3 per person per week (payable on arrival).
We regret that we are unable to accept pets. A cot can be provided if required.
