Mill Leat is a 14 acre country estate situated in the valley of the river Waldon.

Set amongst meadows and woodland, with half a mile of river borders the grounds. There are two lakes covering 3 acres stocked with rainbow trout.

Ideally located for touring both Dartmoor and Exmoor and just a 30 minute drive from the North Devon and Cornwall coastline including Bude, Clovelly, Hartland and Westward Ho!  Five miles from the market town of Holsworthy with indoor swimming pool and sports hall.  Village pub with children's room and meals service within a mile.

The location is obviously a fine choice for anglers and nature lovers.

Accommodation

 A substantial stone barn has been modernised and converted into three adjoining cottages with ample car parking space alongside.

Three adjoining cottages each sleep 6 with:-

Kitchen:- Fitted kitchen with full size electric cooker, fridge, toaster, kettle, cooking utensils, crockery and stainless steel cutlery for six.

Bathroom:-  Modern panel bath, wash-basin, W.C., hot water - by electric immersion heater.  Also an electric wall heater.

Living Room:- Three piece suite, colour T.V., electric fire, night storage heater, fitted carpet, dining area, open plan staircase leading to :-

First Floor:-  Three bedrooms, one a with double bed, one with twin single beds and one with full sized bunk beds.  All beds have duvet, pillows and extra blankets provided.  A cot and high chair are available on request.

All have fine country views and lawned gardens.

Features include :- Brown Trout fishing on the river Waldon. Two well stocked lakes for fly fishing. An abundance of bird life. Climbing frame, slide and swing for children. Free cream tea on arrival.

Information

The cottages are personally supervised by the owners who live on the estate, and all are most comfortably furnished with everything except bed linen which can be hired on request.

The electricity meter is read on arrival and is paid for separately. 

There is a laundry room with automatic washing machine and ironing facilities.  Baby sitting services are available by arrangement.  Pets are welcome

Available from the Farm House:-
Fresh Rainbow Trout, Smoked Trout and Potted Trout. Also home baked cakes and bread to order.  Advanced orders of groceries can be taken and will be in the cottage awaiting your arrival.

Booking Conditions

Telephone bookings will be held for 1 week. Please confirm in writing with a deposit of 25%.
The balance is due 4 weeks before your holiday date.

Please make cheques payable to Mrs. F.M. Birkett.

For two week bookings we offer a reduction of 10% on the rental for the second week.
