Scottish Tourist board have assessed these to be 3 star accommodation which represents a high level of comfort and facility whilst being affordable to the average guest.
We offer 4 'real-home' cottages, each with their own character and style for groups of 2 to 8+ in 4 self contained properties.
A small collection of cottages that was once Wester Lix Farm are located in a remote and secluded forest clearing, but at the same time within easy reach of nearby villages and local amenities and being less than 2 hours drive from Glasgow or Edinburgh, making this an ideal place for a peaceful retreat.
The Cottages
From the Farm House and Jonnas Cottage offering stylish accommodation for groups or families of 4 (6 by arrangement), to the The Steading, a large converted outbuilding very popular with 2 families or larger groups of 8. They all offer similar comfort with oil fired central heating and double glazing, real lounge fires, TV with Sky Digital and DVD player (Video on request), fully equipped kitchens and each benefit from their own outdoor dining areas.
Also we manage bookings for Beech Cottage which is situated a few minutes walk from our own properties but still overlooking our lochan.
In all cottages children are most welcome. as are pets by arrangement.
Fully refurbished in 2002, this cottage offers a high level of comfort to groups or families of 4.
Originally build about 200 years ago, this building was once the original farm house for Wester lix farm, now tastefully refurbished throughout for the 2002 season. This has proven to be extremely popular with smaller groups, often couples, that are looking for spacious 'real home' accommodation.
The ground floor consists of:- a double aspect lounge with open fire, a large dining room leading into a spacious kitchen plus a utility room with washing machine and freezer, and a downstairs wc.
The Kitchen offers:- electric oven with gas hob, fridge, microwave, dishwasher, and plenty of working space.
Upstairs there are 2 bedrooms:- an extremely spacious master double bedroom and a second bedroom offering twin beds. Finally a family bathroom all accessed from a feature hallway. Additional beds or a cot can be made available for younger guests by arrangement.
The front door leads out onto the gravel courtyard with outside dining area and Lochan
Other features include oil fired central heating, double glazing throughout, colour Tv with Sky Digital (full family pack) and a DVD player with a video player on request at no additional charge. Finally the cottage benefits from computer network points for Internet access (Ethernet and WiFi).
All heating costs are included in the rental price.
Jonnas Cottage - 4 stars by the Scottish Tourist Board.
An extremely comfortable cottage offering accommodation to groups or families of 4/6. This property has just been totally refurbished for summer 2005 and has many enhancements including wood burning stove and sauna.
A traditional 2 story building approx 10 years old with lounge,
kitchen/diner and 2 bedrooms both with en suite bathrooms.
The lounge offers:- double aspect views with patio doors leading to a decking area overlooking our private lochan.
The kitchen is:- open plan to the dining area offering Elec oven, gas hob, fridge-freezer, microwave, dishwasher and washing machine.
Jonna's Cottage now offers a master double with en suite and a twin/double also with en suite. Additional sofa beds for children and are cot available by arrangement.
A shower room with a sauna for 2/4 is situated downstairs.
Other features include Oil Fired central heating, wood burner in the lounge. double glazing, colour Tv with Sky Digital (full family pack) plus DVD player and a video available on request at no additional charge.
Jonna's Cottage has a very light and open feel with all doors and woodwork left in a natural finish, the lounge is south facing with the private decking area benefiting from sunlight from morning to eve with a degree of privacy.

An extremely interesting property having been converted from an original farm building thought to be built about 200 years ago.
This property is currently resting before being rebuilt following a fire earlier in the year and is now scheduled for completion for the Spring of 2006.
The rebuild will consist of a new construction within the original stone walls and as before will offer spacious character accommodation for families and groups of 8 with large open plan lounge upstairs, 4 bedrooms, 2 bathrooms and sauna.
The property will be completed in June 2006, and are happy to take reservations now
Beech Cottage
A smaller but extremely comfortable cottage for groups of up to 4 situated immediately adjacent to Wester Lix Cottages overlooking our private Lochan.
Accommodation is on a single floor offering:- ombined lounge diner, well appointed kitchen, plus 2 bedrooms and single bathroom with shower.
The lounge has:- a wood burning stove, colour Tv with video plus patio doors to the grounds with outdoor dining area with small fenced garden ideal for small children or dogs.
The kitchen is:- fitted to a high standard and features microwave,
fridge/freezer and washing machine.
Bedrooms comprise of- 1 double and 1 twin.
Beech Cottage was built in 1998 and is a traditional style holiday cottage with electric heating and hot water plus double glazing.
Beech Cottage is owned by Elaine and Peter Ford from Edinburgh and bookings can be made through Gill Hunt at Wester Lix Cottages.
Pets:- Finally at Wester Lix there is a strong affinity with animals, from the family pets, chickens and sheep, the bats nesting in the lofts, to the local wildlife such as the deer that live in the adjoining forest. We therefore welcome pets by arrangement but will insist on them being Vaccinated to protect our own and those of other guests.
